Terrell's Lowes Foods Center Is Slated Ahead of NC 150's Catawba County Construction

When will you actually be able to buy groceries at the Lowes Foods planned for the corner of NC 150 and Sherrills Ford Road? The developer has set Q2 2028 for delivery of the center's retail space, and Lowes Foods itself calls its planning "very early." NCDOT's posted milestone for starting NC 150 construction in Catawba County is 2029.

For now, that leaves the crossroads with the same handful of errand stops that are already open there.

What the October lease filing set in motion

The news broke in the Charlotte Observer on Oct. 21. Lowes Foods will anchor Terrell Town Center at 9210 Sherrills Ford Road in a store of nearly 51,000 square feet. A 20-year lease between Lowes Foods and the development partners was filed Oct. 14, according to county property records cited in that article.

Asked about the timing, the Winston-Salem grocer told the Observer, "We are working with the developer on the site, but it's very early in the planning process."

The zoning work is already finished. Catawba County records MPV Properties' rezoning request, RZ2025-04, as approved. The Board of Commissioners heard it on Dec. 15, 2025. You can read that docket on the Catawba County planning board agendas and projects page. The November 2025 rezoning plan set shows a 15.66-acre shopping center parcel with a 1.30-acre conservation easement. The approved uses include a grocery store, other commercial space and a convenience store.

The zoning is approved and the anchor lease is filed, and by the grocer's own account, site planning is still at an early stage.

The developer's calendar points to spring 2028

MPV Properties describes Terrell Town Center as a "fully entitled grocery-anchored development." It sits at the signalized intersection of Highway 150 and Sherrills Ford Road, and the retail and medical space is scheduled for delivery in Q2 2028.

Besides the grocery store, the plans the Observer reviewed include a Chipotle Mexican Grill and two more parcels. The developer's leasing flyer shows a 1.92-acre outparcel and multi-tenant retail space offered in units from 1,200 to 12,000 square feet. The developer says the corner is meant for quick-service restaurants, medical offices, boutique fitness, service retail and neighborhood dining.

That adds up to a full small shopping center around the grocery store, with the smaller spaces sized for the shops and services you would visit between grocery runs. The Q2 2028 date covers delivery of the center's retail and medical space. Lowes Foods has not given its own opening date, and it describes its planning as "very early."

NC 150's Catawba County milestone comes later

The road in front of the new center runs on its own timeline. NCDOT's N.C. 150 Widening Improvements project covers 15 miles, from the NC 16 Bypass in Catawba County to just west of the US 21/NC 150 interchange in Mooresville. The plan is to widen the mostly two-lane highway to multiple lanes.

Here is how the two schedules line up:

Date Milestone Source
Dec. 15, 2025 County commissioners hear the Terrell Town Center rezoning, later recorded as approved Catawba County Planning
Oct. 14, 2026 20-year Lowes Foods lease filed Charlotte Observer
Fall 2026 Right-of-way acquisition begins for NC 150 in Catawba County NCDOT
Q2 2028 Terrell Town Center retail and medical space scheduled for delivery MPV Properties
2029 Construction begins for NC 150 in Catawba County NCDOT
2030 Estimated completion of the overall NC 150 project NCDOT

NCDOT marks those future dates "subject to change." The Catawba County piece of the corridor is listed as R-2307A, and the department's project page says its funding "has yet to be determined."

The segment under construction now runs 5.5 miles from Greenwood Road in Catawba County to US 21 in Iredell County. NCDOT's November 2026 construction update for that stretch lists storm drainage and dirt hauling between Highway 21 and McCrary Road, stone base from I-77 to Perth Road, and asphalt paving from Highway 21 to Williamson, weather permitting. Retaining walls and sewer lining are going in from Highway 21 to Perth Road, and a traffic shift on I-77 keeps the bridge work moving. That phase also includes a new bridge over Lake Norman, reduced conflict intersections that send side-road traffic to dedicated U-turn spots, and a continuous flow intersection at NC 150 and Williamson/Bluefield roads.

If both posted dates hold, the center's space is delivered in Q2 2028 and NCDOT's Catawba County construction milestone follows in 2029. Neither schedule says when roadwork will reach the frontage at Sherrills Ford Road.

What the crossroads already offers

The Observer places the Lowes Foods site less than a mile east of Publix at The Village Shoppes, 7883 Village Center N., in Sherrills Ford.

Several of the other errand stops nearby opened recently:

  • Chick-fil-A Sherrills Ford, 7890 Bradley Long Drive, opened in September 2025 with dine-in, drive-through, carry-out, delivery and catering, according to Chick-fil-A's opening announcement.
  • Goodwill Sherrills Ford Store and Donation Center, 7905 Bradley Long Drive, behind the Chick-fil-A. It is an 11,000-square-foot store with a drive-through donation drop-off. Goodwill of Northwest North Carolina announced a Feb. 25, 2026 opening, and its location page lists regular daily hours.

Bradley Long Drive filled in over the past year and a half. Terrell Town Center is planned just down the road around a second grocery anchor. Once it opens, the area will have two full-size grocery stores less than a mile apart, both on the west side of the lake.

A Lowes Foods closer to opening, across the lake

If you're already a Lowes Foods shopper, your next new store may well be across the lake rather than in Terrell. The Observer reports that Lowes Foods is building a second Mooresville store at the southwest corner of Mecklenburg Highway and the East-West Connector, expected to open in 2027. The Terrell store follows a run of regional openings. Kannapolis opened in June, which the Observer counted as the chain's seventh area store, and a Waxhaw store opened in January.

The Mooresville store's expected 2027 opening comes before the Terrell center's Q2 2028 delivery target.

The other new retail on the west shore

Terrell Town Center isn't the only new retail planned for this part of the lake. In July 2026, the Charlotte Observer reported that Lakeside Pointe's planned 80,000-square-foot retail and commercial area was expected to open in 2027. Plans called for restaurants, a dry cleaner and other small businesses, though construction hadn't started when the article ran.

If the projected dates hold, the west shore would add Lakeside Pointe's retail around 2027, Terrell Town Center around spring 2028, and NC 150 construction in Catawba County starting in 2029. Each of those dates comes from a different organization, and each one can move independently of the others.

For now, the Terrell Town Center site at 9210 Sherrills Ford Road is a recorded lease and an approved site plan, with Lowes Foods and Chipotle as the named tenants.

At Selling Lake Norman, Carla Agnini follows the filings, permits and project updates that shape everyday life on the west shore. If you're wondering how Terrell Town Center or the NC 150 schedule affects your own street, she's happy to talk it through. Your Lake Lifestyle Starts Here.
