Can You Feel Fall in the Air?
Hi friends,
If you had any doubt that fall has arrived, a quick trip to your local home décor store will clear that right up—pumpkin spice, anyone? While I’ll gladly pass on the pumpkin spice lattes (sorry, not sorry!), I’m here for all the rest of it.
Fall is hands down my favorite time of year to enjoy Lake Norman and the surrounding NC beauty. The landscapes shimmer in the golden sunlight, the lake quiets down, and everything just feels… peaceful.
After an unforgettable cross-country camping trip (and helping my daughter relocate to Colorado), I’m back home and excited to share some fabulous fall recommendations with you.
Happy Fall, Y’all.

This is one of my favorite events of the year. Get ready to experience Lake Norman’s most creative celebration of local talent:

Old Town Cornelius (Oak Street Mill, Town Hall & Catawba Ave.)
Highlights:
- 2 stages of live music

It’s family and dog-friendly—so bring your crew, leash the pups, and enjoy a fun, festive fall day in Old Town Cornelius.
Fall Vacation Spotlight
Under the Canvas – Great Smoky Mountains
Only a 3.5-hour drive from Lake Norman, this luxury glamping resort is a must-visit for fall. We started our cross-country trip here, and I was blown away by how peaceful and beautiful it was.
Why I loved it:
- Dreamy beds & beautiful tents (some with private bathrooms)
- Locally sourced meals
- Live acoustic music by the fire
- Surrounded by mountain trails & fall color
Perfect for families or couples looking to unwind without really roughing it.
Local Hidden Gem
Davidson College
We’re still a few weeks away from peak foliage, but if you want a quiet spot to take in the early signs of fall, Davidson College is perfect.
Wander the shaded paths, admire the campus architecture, or bring a picnic and relax. It’s a serene place with rich history—rumor has it Woodrow Wilson once studied here.
Local, peaceful, and inspiring.
Business Spotlight
Philco Roofing
The best roofing quote I ever received:
“I’d be happy to replace it, but you’ve still got a few good years left.”
That honesty sealed the deal. My husband had the checkbook ready, but Phillip at Philco Roofing was straightforward and didn’t upsell us. I’ve referred him to many clients since, and every one has had a great experience.
Professionalism and integrity are rare. Philco has both.
Real Estate Market Spotlight
Fall 2025 Update
You’ve probably seen the headlines—yes, the market is shifting. Here’s what’s happening locally:
- Closed sales are down, but so are new listings
- Inventory is still low, keeping demand relatively high
- Days on market have increased, but…
- List-to-sale prices remain near 100%
This means: Buyers have more options and time. Sellers still have pricing power—if it’s priced right.
Now is a great time for a strategic real estate conversation.
